Fire protection in Daventry

Sentry Sprinkler Protection provides fire pump testing in Daventry and across Northamptonshire, from its base in Kettering. Daventry is dominated by DIRFT, the rail freight terminal, and the very large distribution buildings around it. This is some of the biggest warehouse floorspace in the Midlands, and it is exactly the building type where sprinkler protection is not optional in practice, because insurers will not write the risk without it.

Where we tend to end up: DIRFT, the rail freight terminal, and the very large distribution buildings around it, plus the Royal Oak industrial estate and the town centre around the Moot Hall.

On a building of that size the fire pump is the single point of failure for the whole system. An annual test under real flow conditions is the only way to know it will deliver, and it is the test most often skipped because it is disruptive.

Buildings this applies to

  • Rail-served distribution and logistics buildings
  • High-bay and automated warehousing
  • Trade counters and light industrial
  • Residential and town centre premises

What is actually built in Daventry

Daventry is defined by DIRFT, the rail freight terminal, and the very large distribution buildings around it. This is some of the biggest warehouse floorspace in the Midlands, and it is the building type where sprinkler protection stops being a choice: insurers will generally not write the risk without it, whatever Building Regulations say.

Buildings at that scale are not simply bigger versions of a trade unit. They run high-bay racking, sometimes automated, and the design has to deliver the required density at the remote area of a floor plate measured in hundreds of thousands of square feet. That means a stored water supply and a pump set, and it means the pump is the single most important component on site.

Around the terminal sit the Royal Oak industrial estate and the town centre around the Moot Hall, which are conventional work by comparison. But the rail-served sheds are what the town is, and they are what this page is really about.

Why this matters in Daventry

  • High-bay storage is the hardest case in the standard

Above a certain storage height, roof-level protection alone cannot get water down into the stack quickly enough and sprinklers go inside the racking. In-rack protection changes the pipework, the water demand, and what happens every time the racking layout is altered.

  • The pump is the system

On a building this size the design density depends entirely on the pump making its duty. A weekly start test proves it runs. It does not prove it performs. The annual test under flow is the one that actually answers the question, and it is the one most often reduced to a start.

  • Automation constrains when you can work

Automated and high-bay warehousing cannot be walked and isolated the way a conventional unit can. Access to valve sets, pumps and in-rack pipework has to be planned against the operating pattern, not the other way round.

  • Storage categorisation is an insurer question here

The LPC Rules include a Technical Bulletin dealing specifically with the categorisation of goods in storage, and it drives the design. On a rail-served distribution building the goods change, and the categorisation should be rechecked when they do.

The systems Daventry actually has

Fire pump servicing first, which is unusual on our list and is why it leads the services on this page. Beyond that: large-system annual servicing, in-rack and design work when racking changes, and sprinkler installation on new floorspace.

Getting there: Twenty-one miles, on the A45 and A5, with M1 junction 16 serving the terminal. A planned visit rather than a drop-in, and worth booking against the site's operating pattern.

Not sure which standard your Daventry building is held to?

It is a survey question rather than a paperwork one, and the survey is free. We read the building and the policy rather than assuming from the postcode.

We look at the building and its records, and tell you what it is due.

  2. A sprinkler installation drawing open on a laptop on site

    Fixed price in writing

Every item priced line by line. No survey fee, nothing added afterwards.

  3. An engineer installing sprinkler pipework from a scissor lift
    03

    The work, on your dates

Isolation agreed before anyone arrives, kept as short as the job takes.

  4. A bank of sprinkler alarm valve sets with gauges in a plant room

Daventry questions, answered

We operate a shed at DIRFT. What matters most?

The pump. On a building that size it is the single point of failure for the whole system, and an annual test under real flow conditions is the only thing that proves it will deliver. It is also the test most often skipped, because running a pump at full flow disrupts the building.

Can you work outside our operating hours?

Yes, and on a distribution site it is usually the only sensible way. Out of hours attracts a premium rate, which we put in the quotation rather than adding afterwards, and the alternative is isolating a live warehouse in the middle of a shift.

Is the price different because we are in Daventry?

We price the building and the work, not the postcode, and mileage and parking are ours. Daventry is 21 miles from our yard, inside the ring we work every week, so what changes a quotation here is the size of the system and how much of it is accessible, not where you are.

Want a price for this building?

An engineer walks the plant room, counts what is actually there and writes it up. The survey is free, the figure is firm, and it holds for thirty days. No obligation either way.
