Dry riser servicing in Birmingham keeps the city's residential towers, student blocks and offices ready for the fire service. That means a visual inspection every six months, a pressure test every year under BS 9990, and the repairs that keep the riser passing them. We service risers someone else installed as readily as our own, and every visit ends with a certificate and a photographed defect list. Sentry Sprinkler Protection does this work across England from its base in Kettering, ISO 9001 certified.
What a service visit includes
- Inlet cabinets: doors, locks, glazing and signage, so the fire service finds the inlet first time.
- Inlets and landing valves: caps, washers and spindles, with seized valves freed or replaced.
- Air release and drain valves, which decide whether the riser fills and empties properly.
- Once a year, the pressure test at 12 bar for 15 minutes, recorded with the pressure held.
Repairs between tests
The faults that fail a riser are usually small: a stolen cap, a landing valve damaged in a stairwell, a gasket that weeps under pressure. We fix them on the same schedule as the servicing and test the riser again afterwards, so the certificate describes the riser as it actually is.
Student blocks and build-to-rent
Student accommodation empties in the summer, the easiest time to work through a riser floor by floor. Build-to-rent and residential towers never empty, so landing valve checks are planned around residents, with notices in the lobbies in advance.
Every six months, on a fixed date
Birmingham is 49 miles from our base in Kettering, close enough for servicing on a fixed date every six months. The certificates go to the managing agent or the responsible person the same week.

Questions about dry riser servicing in birmingham
How is dry riser servicing different from dry riser testing?
Testing is the inspection and the annual pressure test that BS 9990 requires. Servicing adds the repairs that keep the riser passing them: caps, washers and valves replaced, and the riser tested again afterwards.
Can the dry riser go on the same contract as our sprinklers?
Yes. Where a Birmingham building has a dry riser and a sprinkler system, both go on one schedule with one contact, each tested to its own standard.
What does a failed dry riser test mean for the building?
The riser cannot be relied on until it is repaired and retested, and the responsible person should treat it as a fire safety defect. We record the failure, price the repair and retest once it is done.
