Dry riser testing for managing agents means every block on your books inspected every six months and tested once a year under BS 9990, on one schedule, with the certificates where you can find them. In a managed block the duty usually sits with the freeholder or the agent, so a missed test lands on your desk first. Sentry Sprinkler Protection does this work across England from its base in Kettering, ISO 9001 certified.

One schedule across your blocks

Whether you are a managing agent or a block management company, send us the list of buildings. We set the six-monthly and annual dates for each and agree them with you, so nothing slips when a block changes hands or a property manager moves on.

Each visit ends with the certificate, issued on the day.

Access is what wastes a visit

The annual test means a pump at the inlet and water at every landing valve, so every floor has to be reachable. Tell residents beforehand, make sure cabinets are unlocked, and give us a water source and somewhere for the drain-down to go.

If a floor or the inlet cabinet will be a problem, tell us before the day rather than on it.

When a block fails

Failures in blocks are usually vandalism at ground level, missing caps, seized landing valves or a damaged inlet box. You get photographs of each fault and a fixed price for the dry riser repairs, then a retest and a new certificate once the work is done.

Taking over from another contractor

If you have inherited blocks with thin records, send what you have. Where there is no recent certificate we test first and start a clean record, rather than sign off work we did not see.

Questions about dry riser testing for managing agents

Who is responsible for dry riser testing in a block of flats?

The responsible person under the Regulatory Reform (Fire Safety) Order 2005. In a managed block that is usually the freeholder or the managing agent acting for them, not the individual leaseholders.

How often do dry risers in residential blocks need testing?

A visual inspection every six months and a pressure test once a year under BS 9990. The annual test charges the riser to 12 bar and holds it for 15 minutes.

Can you cover wet risers and sprinklers in the same blocks?

Yes. Taller blocks may have wet risers, and new blocks above 11 metres in England have sprinklers. We can put all of it on one schedule.
